One advisor, the whole way
From the first underwriting to the recorded deed, you deal with Ali, not a hand-off.
- 02
The numbers before the marketing
Rent rolls, operating statements and comparables, read line by line, so the price is defensible and the buyer pool is real.
- 03
Quiet when it should be
Many commercial sales are best run off-market to a short list of qualified buyers. Ali keeps that list.
How Ali helps
What you can expect

- 01
Investment sales
A valuation built from the property's own income and the market's real sales, a marketing plan matched to the asset, and a buyer vetted for proof of funds before escrow opens.
- 02
Tenant and landlord representation
For owners: the right tenant mix, market rent and lease terms that protect the asset. For tenants: space that fits the business and a lease negotiated in your favour.
- 03
1031 exchanges
Timelines identified early, replacement property sourced in time, and a qualified intermediary and your tax advisor in the conversation from the start.
- 04
Owner-users and first-time investors
Buying the building your business occupies, or a first small income property: Ali explains cap rates, NOI and financing in plain words, and stays with you through due diligence.
The process
Step by step
Step 01
Underwriting
Income, expenses, leases, vacancy and capital needs, read against comparable sales and rents nearby. You get an opinion of value with the reasoning, not just a number.
Step 02
Strategy
On market or off, to whom and in what order. The right buyer for a stabilized building is not the right buyer for a value-add one, and the marketing follows the plan.
Step 03
Marketing
An offering memorandum with the real financials, professional photography, and a confidentiality process so only qualified parties see the numbers.
Step 04
Negotiation and due diligence
Offers weighed on more than price: terms, timing, contingencies and the buyer's ability to close. Estoppels, inspections and lender requirements managed on a calendar.
Step 05
Closing and after
Prorations, security deposits and lease assignments handled so the hand-over is clean. Ali stays a resource for the next lease, the next purchase or the next sale.
Every building has a number. The work is knowing which one is true.
01What is my commercial property worth?
It depends on the income it produces, the leases in place, its condition and what comparable properties have sold for. Ali prepares a written opinion of value from those facts, and will say plainly when the market and an owner's expectations differ.
02Should I sell on the open market or off-market?
Both have their place. A broad marketing campaign finds the highest bidder for a straightforward asset; an off-market sale to a short list suits owners who value discretion, tenants who should not be unsettled, or a property that a few specific buyers want. Ali will recommend one and explain why.
03What is a cap rate, and why does it matter?
The capitalization rate is a property's net operating income divided by its price. It is the shorthand buyers use to compare income properties, and it moves with interest rates and risk. Ali will show you how the cap rate implied by an asking price compares with recent comparable sales.
04Can you help with a 1031 exchange?
Yes. The exchange has strict deadlines: 45 days to identify replacement property and 180 days to close. Ali plans the sale and the search together, and works with your qualified intermediary and tax advisor so nothing is left to chance.
05I need space for my business. Do you work with tenants?
Yes. Ali represents tenants looking for retail, office or industrial space, and the landlord usually pays the commission. You get market knowledge, a shortlist of real options and a lease negotiated with your business in mind.
06Do you work with residential clients too?
Yes. Many commercial clients first met Ali buying or selling a home, and the two sides of the practice help each other: an investor's rental portfolio, a business owner's home purchase, a family's inherited building.
