  1. 01

    The exit, first

What the finished home or units will sell for, before the land is bought, so the budget is built on a real number.

  2. 02

    The site, read properly

Zoning, setbacks, slope, utilities and the neighbours' approvals, checked with the right consultants before the offer is written.

  3. 03

Sold the way it was built

New construction and renovated homes marketed to the buyers who want them, with photography and pricing that reflect the work.

How Ali helps

What you can expect

Ali KetabchiYour advisorAli Ketabchi

  1. 01

    Finding the site

Lots, teardowns and under-built properties, on and off market, weighed by what can be built and what it will sell for, not by the asking price alone.

  2. 02

    What the site allows

Zoning, lot coverage, height, parking and the local review process, with the architects, engineers and expediters who know the jurisdiction, so the plan is one that can be approved.

  3. 03

    ADUs and additions

For homeowners: whether an accessory dwelling unit or an addition pays, what it costs, how it is financed and how it changes the home's value and its rental income.

  4. 04

    Selling the finished product

New homes and renovations priced from real comparable sales, photographed and presented as the finished work deserves, and sold to buyers who are looking for exactly that.

The process

Step by step

  1. Step 01

    Feasibility

The site, the zoning and the likely finished value, set against a realistic construction budget. A project that does not pencil is caught here, before money is spent.

  2. Step 02

    Acquisition

The offer written with the right contingencies for a development purchase: time for the studies, the surveys and, where needed, the approvals.

  3. Step 03

    The team

Architects, engineers, builders, lenders and expediters introduced and coordinated. Ali is not the contractor, and keeps the buyer's eye on the plans.

  4. Step 04

    Design for the market

Floor plans, finishes and features judged against what buyers pay for and what they walk away from, so the finished home sells rather than sits.

  5. Step 05

    The sale

Pricing, photography, staging and launch for the finished home or units, with the buyer pool Ali has been building since the lot was bought.

The best projects are sold before the first wall comes down.

Questions

What people ask Ali

6 answers, in plain words

Ali KetabchiSomething else?Ask Ali directly
01Is my lot worth more as a teardown?

Sometimes. It depends on what can be built on it, what a finished home of that size sells for nearby, and what construction costs. Ali prepares the comparison: the home as it stands, and the land with a plan on it.

02Can I add an ADU, and is it worth it?

In much of California an ADU is permitted on most residential lots, within rules on size, setbacks and parking that vary by city. Whether it pays depends on cost, the rent it would earn and how buyers in your area value it. Ali walks through all three with you.

03How do you find off-market lots?

By knowing the neighbourhoods and the owners: long-held properties, estates, under-built lots and homes that have been on and off the market. Many of the best sites never reach a public listing.

04Do you build, or recommend builders?

Ali does not build. Ali introduces builders, architects and engineers with work you can see, and stays on the owner's side of the table through design and construction.

05How should a new home be priced?

From recent sales of comparable new or fully renovated homes, adjusted for what this one offers, and set so that it launches with momentum. Pricing to the cost of the project rather than to the market is the most common and most expensive mistake.

06Do you work with first-time investors?

Yes. A first project is often a modest one: a single rebuild, an addition, an ADU. Ali explains the process plainly, including what can go wrong, and helps keep the first project small enough to learn from.
