Real estate and your finances
Property decisions, made with the whole picture
A home or an income property is usually the largest line on the balance sheet. Ali helps you weigh buying, selling, holding and refinancing with the numbers in front of you, and with your CPA, lender and financial planner in the room.

The real number first
What the property is worth today, what it nets after selling costs, and what it would earn as a rental, written down before any decision.
- 02
Timing, explained
When to sell, when to hold and when to refinance depend on rates, the market and your own plans. Ali lays the options side by side.
- 03
Your advisors, together
Ali works with your CPA, planner, lender and attorney rather than around them, so the real estate decision fits the whole plan.
How Ali helps
What you can expect

- 01
Sell, or rent it out?
A written comparison: net proceeds from a sale against the cash flow, appreciation and tax treatment of keeping the home as a rental, with the management reality spelled out.
- 02
Equity and the next move
How much equity a home holds, how to use it (a sale, a refinance, a line of credit) and what each route costs, so a move up, a move down or a second property is planned, not improvised.
- 03
Income property, honestly
Cash-on-cash return, cap rate, reserves and vacancy for a property you are considering, in the plain arithmetic a first-time investor needs, and the questions to put to your tax advisor.
- 04
Planning ahead
Families thinking about a parent's home, a trust, an inheritance or a 1031 exchange: Ali explains what the real estate side involves and brings in the right professionals early.
The process
Step by step
Step 01
Where you are
A conversation about the property, the plan and the timeline. What would make life easier, what is worrying, what the household needs the real estate to do.
Step 02
The numbers
A valuation, an estimate of net proceeds, and a rental analysis where that applies, in one written summary you can take to your advisors.
Step 03
The options
Two or three real paths, each with its costs, timing and risks, and Ali's recommendation with the reasoning. Nothing to sign.
Step 04
The professionals
Your CPA, lender, planner or attorney brought into the conversation where the decision touches taxes, financing or an estate. Ali coordinates, you decide.
Step 05
The move
When you are ready: the sale, purchase or lease carried out well, and the plan revisited as the market and your life change.
A house is a home first. It is also the biggest number in the plan.
01Are you a financial advisor?
No. Ali is a licensed real estate professional with Equity Union. The advice here is about property: its value, its income, its costs and the market around it. For tax, investment and estate decisions Ali works alongside your licensed advisors, and will recommend one if you do not have one.
02Should I sell my home or keep it as a rental?
It depends on the equity, the rent the home would command, the costs of holding it, your tax situation and whether you want to be a landlord. Ali prepares both sides of the comparison in writing so you and your advisors can decide with the numbers in front of you.
03How do I know what I would actually net from a sale?
Start from a realistic sale price, then subtract the loan payoff, commissions, closing costs, any repairs and, where it applies, capital gains tax. Ali prepares a net sheet for your home and walks you through each line.
04Is now a good time to buy an investment property?
The honest answer is that it depends on the property and the price. Ali will run the numbers on a specific property, including a conservative vacancy and reserve, rather than offer a general opinion about the market.
05Can you help my parents decide what to do with their home?
Yes. Many of these conversations involve a family: the homeowner, their children and sometimes an attorney or planner. Ali meets with everyone the homeowner wants in the room, in person or on video, and explains the options at a comfortable pace.
06What does this cost?
The conversation and the written summary cost nothing. Ali is paid, as any agent is, only when a sale or purchase closes, and will say so plainly if the best advice is to do nothing for now.
