01
The price
A price is a decision built on evidence: what comparable homes have actually sold for, what you would be competing with today, and how buyers are behaving right now.
What Ali does
- Pulls the comparable sales and the active competition and walks you through them
- Prepares an estimate of your net proceeds at more than one price
- Recommends a pricing strategy and explains the trade-offs
What you decide
- Your timing, and whether speed or price matters more
- The price the home goes to market at
- What you would and would not accept

02
Preparing the home
Buyers decide quickly, and they decide on what they can see. The work before the sign goes up is where a sale is often won.
What Ali does
- Walks the home and gives you a short, honest list
- Brings in staging, cleaning or trades when they are needed
- Arranges professional photography and any floor plan or video
What you do
- Decide which of the recommendations to take on
- Clear, clean and make the repairs you have chosen
- Gather the paperwork: permits, warranties, HOA documents, utility history

03
Marketing
A home is sold to the buyers who see it. The plan is to put it in front of every one of them, looking its best, in the first days it is on the market.
What Ali does
- Lists the home on the MLS and the portals it feeds
- Produces the marketing pieces: brochure, property website, postcards, signage, social
- Shows the home, hosts opens where they help, and tells you what buyers said
What you do
- Keep the home show-ready during the active period
- Agree the showing arrangements that work for your household
- Review the listing and the materials before they go out
Presented at its best, to every buyer who is looking.

04
Offers
An offer is more than a price. Its terms decide how likely it is to close, how soon, and how much is left in your hands at the end.
What Ali does
- Presents every offer, with the terms explained in plain language
- Checks the strength of each buyer’s financing
- Negotiates on your behalf and drafts the counters
What you decide
- Which offer to work with
- What to counter on, and where your limits are
- When you are ready to sign

05
Escrow to closing
Once a contract is signed, escrow opens and a set of steps runs in a known order. Most of what happens now is paperwork and patience.
What Ali does
- Guides you through the disclosure forms
- Coordinates inspections, the appraisal and access to the home
- Tracks every contingency and deadline, and handles any repair request
What you do
- Complete the disclosures fully and honestly
- Respond to the buyer’s requests with Ali’s advice
- Sign the closing documents and plan your move-out

06
Moving on
The last days are practical ones. A short list, done in order, makes the handover clean for you and for the people moving in.
What Ali does
- Reviews the final figures with you
- Arranges the handover of keys and the home
- Remains your point of contact for anything that comes up afterwards
What you do
- Cancel or transfer utilities and services
- Leave the home as the contract requires
- Keep your closing documents for your records and your tax preparer
